THE MATH
Markup = sub bids × markup%
Total = sub bids + markup
Average per sub = sub bids ÷ number of subs
Subcontractors are specialized trades (electrical, plumbing, framing, drywall) hired for parts of a job. A general contractor coordinates them and usually adds a markup of about 10 to 20%.
Acting as your own GC saves the markup but means you schedule, supervise, and carry the risk.
GC markup pays for scheduling, supervision, warranty, and liability — coordinating trades on a real project is itself a big job.
Always get two to three bids per trade and verify each sub is licensed and insured before work starts.
Define scope and payment milestones in writing; vague scopes are where change orders and disputes come from.
